Elm Farm is a wonderful luxury Suffolk Country farmhouse of 8 bedrooms and 4 bathrooms, suitable for exclusive hire by groups of up to 17 adults.  

It is located on the edge of the quaint village of Wangford, which boasts 2 lovely traditional country pubs within easy walking distance. The property is also only 3 miles from the delightful and trendy ‘Southwold’, with it’s famous pier, great beaches and fabulous shops, bars and restaurants.

Elm Farm house, which dates back to the 15th Century, has recently been refurbished to a high standard, including the classic large and excellently equipped country-style farm house kitchen, with walk-in pantry and all the modern conveniences chefs of all standards. This adjoins the wonderful dining room, big enough for the whole group to sit around and with paneled walls dating from Elizabethan times.

After dinner, your party can relax in the two large sumptuous reception rooms; one arranged as a TV room, with internet TV, DVD and home cinema system, including a library of movies and music. The other reception is ideal for letting younger ones take over of or for those quieter moments.

There are 8 bedrooms, arranged as 4 doubles, 2 triples, 1 twin and a single room.  Each room is finished with luxury linen, duvets and pillows to make going to sleep an event in itself. The house has 4 bathrooms, (1 ensuite, 2 WC's, 1 family) each newly re-fitted.

Elm Farm sits on it’s own private plot of 3 acres of mature gardens, lawns and private swimming pool.

Elm Farm is ideal for a large family & groups of friends looking for that perfect home to base their celebrations or simply to explore the famous Suffolk coastal villages and towns, along with all the many local attractions.  

There are numerous 'areas of natural beauty' or 'special interest', walks and nature reserves alongside beautiful, unspoilt ancient towns and villages.  Yet the bigger towns also are famous for their cosmopolitan outlook, fine dining and fabulous boutiques and shops. Then there is the multitude of theme parks, zoos, and other large attractions.

From Elm Farm you will be able to explore the whole area, even venturing as far as Cambridge and the North Norfolk Coast for a day out. And of course, there is the fabulous Norfolk Broads, easily accessible from Beccles, just a few minutes away, where you can hire a boat for the day or even longer.

At the farm everyone will quickly relax and feel like they never want to leave.

This is a strictly self-catering accommodation. You will find a small 'welcome pack' for your arrival, consisting of tea, coffee, sugar, fresh milk and a bottle of white and red wine - just to help you unwind from the trip out.

- Security deposit: £500 (£700 for guests with dogs). This is paid 2 weeks prior to arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: Fresh linen and tea towels for the kitchen. No towels.
- Energy costs: Oct 1st to March 31st, there is a £90 per booking heating surcharge.
- End of stay cleaning: Cleaning is included but the house to be left in a reasonably clean state. Guests are with dogs are expected to clean up after them and clear hairs.
- Arrival time: 4pm onwards.
- Departure time: 10am.
- Friday to Friday bookings only.
- Pool heating: £100 charge.
- Pets: Pets allowed, £30 per dog.
- Smoking: No smoking in the property.
- It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
