Welford Manor Barn is a 3 year old contemporary barn conversion set in landscaped gardens in a beautiful peaceful valley. Exmoor, the Quantocks, the North and South Devon and Somerset coasts are all nearby.
There is over a mile of Trout and Sea Salmon fishing on the River Tone running alongside the property, and there are plenty of wonderful places to walk rich in wildlife and flowers.
The barn has been converted to a very high standard with underfloor heating on the ground floor and quality modern and antique furniture throughout. There is a very large living room over with two distinct seating areas, both are south facing sun traps overlooking the garden. This room has a real fireplace with glass safety screen, a 4ft television with Sky, playstation, DVD player etc. Adjoining the living room is the slate floored entrance hall with a roulette table and other games.
The kitchen is exceptionally well equipped with an Aga, American fridge freezer, oven, induction hobs, dishwasher, toaster, microwave, separate freezer, kitchenaid mixer and blender, coffee machine and all the china glass and utensils you could possibly need. The back hall leads to a large utility/flower room with a selection of vases, washing machine and tumble drier.
The blue bedroom is a double bedroom with zip-and-link beds, a double aspect and an ensuite wet-room. In the West Wing you will find the stair hall with its spectacular bespoke curved staircase. This leads to the Master suite consisting of a large bedroom with double doors to the garden, a 4-poster bed and an open fireplace. Adjoining, you will find the dressing room which also has double doors leading to the garden, a wall of wardrobes and a fold out sprung double sofa bed (ideal for small children) The suite is completed by the Master bathroom which is entirely clad in limestone and boasts a double bath, WC and walk in double shower, and twin basins. The downstairs bedroom has a unique curved wall, twin zip-and-link beds.
Upstairs there are three large bedrooms. The Owl room has an open working fireplace, twin zip-and-link beds and a beautiful ensuite bathroom. The Gustavian room has duck egg blue walls, pretty gustavian furniture and a twin zip-and-link bed. The River room is very large and well furnished with its own seating area and a pretty view. The large family bathroom has a walnut floor, limestone tiled walls and a bath with shower over, WC and large vanity unit.
The grounds consist of a landscaped walled garden that is secure for small children and pets, with a locking gate. There is a large terrace with Gas BBQ, fire pit, a table that seats 14, a selection of garden furniture and our fantastic 8 seater hot tub (perfect for star-gazing in our midnight black sky). There is an adjacent paddock which the river meanders around on three sides, ideal for picnics, den building and mucking about in the shingle shallows. There are also two stables if you want to bring horses or ponies in the summer. The drive is flanked by hornbeams and yew and there is ample space on the gravelled drive for parking. In the walled kitchen garden you can pick produce or sunbathe while the children let off steam on the large trampoline.

The house is situated 10 minutes from the M5. Exeter and Bristol with their airports and train stations are less than an hours drive.
The Quantock and Brendon Hills are nearby while Exmoor is only 20 minutes drive with its pretty villages and fantastic open spaces. There are many unspoilt beautiful historic places to visit locally. The National Trust properties of Killerton, Knighthayes, Montacute and Barrington Court can be visited as well as Cothay Manor which is within walking distance.
Oake Manor golf course is nearby as well as the un-missable (if you are a boy under 10) Diggerland.
Cooking demonstrations, private chef, maid service, baby sitting etc are all available by arrangement.
