Threshing Barn lies in a tranquil little river valley, almost in a world of its own. The barn was part of a historic farming estate and is surrounded by the protected lands of the Priory. For many years home only to swallows, the barn has now been brought back to life by an architect and his wife who have created an elegant retreat that marries the best of traditional Norfolk materials with contemporary design.

Converted from the massive 19th century granary, the barn faces south and east towards an unbridged ford on the river and the gentle rise to the Hill. From the luxurious comfort of the first floor sitting room, where the backdrop of rustic clunch walls sets off crisp modern furnishings, you can gaze out across calm green fields and grazing sheep. This huge open plan space extends past a central island kitchen to a large airy glazed dining room with more fabulous views down the valley. In this barn, country meets city by combining designer details with vernacular building techniques.

The barn has 5 double bedrooms and 1 twin (although one of the doubles can also be converted in to twins). There are 3 bathrooms, 2 showers and a separate WC.

The kitchen includes: cooker, hob, microwave, fridge, freezer, dishwasher, washing machine and iron. The kitchen is brilliantly equipped for entertaining and opens to the dining room so friends can chat whilst preparing meals making it great for families or adult groups wanting generous space for a dinner party. The dining room has a fantastic modern oak dining table with seating for 12.

Other facilities include: real fire, central heating, free wireless internet, house linen. In summer you can open the doors to the courtyard, letting in the sun and enjoying the fantastic views. In winter the underfloor heating and woodburner keep the barn really cosy and warm.

Entertainment facilities include: TV, DVD player, Radio, CD System, Freeview, Table Tennis. Why not book a session for exclusive access to the spa pool or chill out in the steamroom? Also available are two games rooms, one with table tennis and darts and one with table football.

Outside there is a terrace, garden, BBQ, parking and garden furniture. There is a fully enclosed courtyard garden that faces southwest with large terrace and table with seating for twelve and wonderful views across the meadows and the Stiffkey river valley.

Wherever you are in Norfolk the unspoilt North Norfolk coast is never very far away and the variety of landscape in this part of East Anglia is remarkable, all nestling under wonderful big blue skies: from sandstone cliffs to saltmarsh; from sandy beach to shingle; from muddy creek banks to crashing breakers – all to explore from Hunstanton to Sheringham and round to Happisburgh.

There’s much to do for all ages and interests: beautiful beaches for picnics, swimming or just walking, hidden creeks on the saltmarshes, fantastic birdwatching, easy cycling, lake or sea fishing, quaint villages, shopping in the sophisticated small towns of Holt and Burnham Market or visit more traditional seaside resorts like Hunstanton and Cromer.

You can sail at Morston; windsurf or kitesurf at Brancaster; take a boat trip to see the seals at Blakeney Point, hire a beach hut at Wells-next-the-Sea; stride along the grand expanse of Holkham beach; explore creeks and quays at Brancaster and Burnham Overy Staithe; go twitching on the salt marshes of Cley-next-the-Sea for rare sightings; eat excellent local food at any number of pubs and restaurants.

For keen golfers Norfolk has some of the most dramatic and challenging golf courses in the country: try Sheringham, Royal West Norfolk at Brancaster, Royal Cromer or King’s Lynn.

Take in the sights from the Walsingham & Wells narrow gauge railway, or visit some of the most spectacular stately homes, historic houses and gardens in the country: Holkham, Houghton, Blickling and Oxburgh and Royal Sandringham are all within easy distance.

Go a little bit further inland and discover the Norfolk Broads: miles and miles of inland waterways to explore where you may hire a motor cruiser, traditional sailing boat or take a guided tour in this wonderfully unspoilt nature reserve, rich in wildlife.

Know what it’s like to arrive at your holiday house after a hard week at work and then have to start cooking? Well now you don’t have to.  We’ve teamed up with a fantastic local chef who’s come up with some delicious meals that can be ready for you when you arrive.

We will need at least a week's notice but all you need to do is pop them in the oven. Ring us with your order and we can arrange delivery.

Norfolk is a great place for food that's grown close to home and Kelby is passionate about the ingredients he uses so everything is fresh and locally sourced wherever possible.

Feel like blowing away some cobwebs and re-energising for spring? Our Yoga/Beauty mid-week  break combines relaxation, pampering and a bit of gentle activity to refresh you after a long winter. A gentle yoga class is followed by an afternoon of relaxing in the spa room, with a variety of beauty treatments on offer. The next day takes you off for an invigorating session of Nordic walking in the beautiful Norfolk countryside with views of the sea near Blakeney.

- Security deposit: £500. This is paid prior to arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: All linen and bath towels are included in the rental price.
- Energy costs: Included in the rental price. Logs and kindling are provided if needed.
- End of stay cleaning: Included. Please leave the property in the state that you found it.
- Arrival time: 4pm onwards.
- Departure time: 10am.
- Pets: No.
- Smoking: No smoking in the property.
- Changeover Day: There is a Friday to Friday changeover at this property.
- It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
