Cliff Barns is a completely unique property, the product of a joint venture between interior designer Shaun Clarkson and set designer Russell Hall, and their penchant for decadence and opulence is very much apparent. The house is an irresistible and eclectic mix of Mexican hacienda with a dash of American hunting lodge thrown in. Think flagstone floors, Aztec rugs and throws, cowhide sofas, elegant chandeliers, antique furniture and larger than life reclaimed river rock fireplaces, all contrasting with contemporary and up market features such as the modern bathrooms and a state-of-the-art kitchen.

Sleeping up to 18, the house has six double bedrooms, plus a kids’ bunkhouse room that sleeps six. There are five fabulous bathrooms and a shower room, as well as a hot tub and sauna, all facing onto a landscaped garden and courtyard, complete with barbecue and centerpiece Spanish fountain.

Cliff Barns is a hip and stylish retreat that offers the standards of a first class hotel, but with the privacy, self-catering freedom and exclusivity of a private home. Stressed-out urbanites can escape the pressures of city living and book it for a large group holiday, a special birthday, an uber-stylish hen weekend or an anniversary. Alternatively, mix business with pleasure as the house is an unbeatable location for company think tanks, away-days and team-building exercises with all the necessary equipment.

Reception rooms include a living room unlike no other, with roaring fires in a river rock fireplace, deep comfy sofas in vibrant fabrics, cartwheel chandeliers and folding doors to the garden. The dining room is equally jaw-dropping, with an oval table for 20 or you may prefer to eat on the patio in warm weather. Guests can also chill out in sumptuous leather armchairs in the lounge area, where trophies and stag heads adorn the walls.

Sleeping up to 18, the house has six double bedrooms, plus a kids’ bunkhouse room that sleeps six. There are six bathrooms, decorated in painted tongue-in-groove with contemporary sink units and claw foot baths, tiled floors and exposed brickwork. Five are en suite. All linen, towels and bathrobes are provided, and there is underfloor heating throughout.

A boot room downstairs is useful after a day on the beach or out walking or cycling. The house is spread over one level, and has disabled access throughout. There are low-level sinks, wide corridors, ramps to the garden and large, open-plan living spaces. General facilities and utilities include a large, gleaming, stainless steel kitchen with a huge range oven, a caterer’s fridge, a deep freeze, a drinks fridge for 100 bottles, a dishwasher, a washing machine and a tumble dryer.

Besides the hot tub and sauna, entertainment comes in the form of Sky TV, a DVD player, and a CD player with an amp and iPod connection. There’s a dressing up box for the children, a table tennis table, board games, books and two large patio areas with barbecue facilities. Tents are allowed in the garden if anyone feels like sleeping under the stars, and are also ideal if you have additional guests wanting to stay. The Cliff House Tipi sleeps up to 4 adults comfortably and can be hired for your weekend at extra charge.

The house sits in a beautiful location, on 2.5 acres of land, overlooking strawberry fields, in a small village in the heart of the Norfolk countryside. Approximately 3 hours from London by car and 2 hours by train. 9 miles from King’s Lynn, 30 miles from Norwich and a short drive from the famous North Norfolk coastline and sandy beaches. There are several local restaurants and pubs. Both Waitrose and Tesco can deliver here. Airport: Norwich International. Train Station: Downham Market or King’s Lynn.

The north Norfolk coast is on your doorstep, with all that that entails – sweeping sandy beaches at Holkham and Wells, seal-watching at Blakeney, boat trips from Morston Quay, horse-riding, trips to Sandringham, and that National Trust flagship property, Blickling Hall. Excursions, activities and transport can all be arranged by our staff.

The house is hired on a self catering basis, however, guests may choose to have one of the chefs cook up a delightful meal or banquet for an evening, or throughout their stay.

The house scores ten out of ten for attention to detail. You and your guests can take full advantage of a shopping service on offer, which ensures you arrive to a fully stocked fridge and drinks cabinet. Chefs, bartenders and event caterers are also available for welcome buffets, garden parties, barbecues and special celebratory dinners.

As a venue for a corporate residential break, the house has all the traditional facilities (internet access, phone/fax points, AV equipment, stationery, flip charts etc at no extra cost) but with the addition of the personal services of a first rate hotel. The owners can also organise team-building days and activities, from game shooting and paint-balling to motivational/celebrity speakers.

Cliff House makes a fabulous wedding venue too. Marquee hire, catering and staff, disposable cameras, entertainers, guest books, table decorations and anything else required to make your Big Day special can be arranged. Up to 120 guests can be catered for. The house is licensed to hold wedding receptions and civil ceremonies.

- Security deposit: £1000. This is paid on arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: All linen and bath towels are included in the rental price.

- End of stay cleaning: Included. Please leave the property in the state that you found it.
- Arrival time: 4pm onwards.

- It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
