Berry Manor is an elegant Georgian house situated remotely in open farmland close to the cliffs of the rugged and dramatic North Devon coast. This a designated ‘area of outstanding natural beauty’ and the house has superb views out to sea as well as inland across a wooded valley to the tall mediaeval tower of St Nectan's church.

Great care has been taken to retain the historic character of the building whilst discreetly incorporating the best modern services and to provide a great sense of contemporary style without the feeling of being 'too new'!

Ground floor: Entrance hall with main staircase opening to formal panelled drawing room and dining room, with open fire and wood-burning stove respectively. Cellars include an original wine cellar and laundry facilities. The rear hall leads to a large flag-stoned kitchen with sunny breakfast room beyond. French windows open from the breakfast room to the walled terrace for outside dining. There is a boot/utility room, cloakroom and at the rear 2 bedrooms, 2 bathrooms and a secondary staircase.

Upper floors: There is a large games room with petit-football and pool table and a computer set-up providing wi-fi internet and links to all local attractions and information. Beyond is the reading room facing West out to sea with comfortable sofas on which to curl up with a good book or watch the large screen TV with video/DVD.

There are 5 bedrooms and 4 bathrooms on the first floor and 3 bedrooms and 2 bathrooms on the second attic floor. Bedrooms range in style from the grand panelled Georgian rooms to the simple almost rustic and the attic which has the feel of a good modern barn conversion. All have been carefully designed planned and are equipped with sumptuous beds. Bathrooms are all newly fitted with top quality German fittings throughout. In total there are 10 bedrooms (all 6ft doubles or 3ft twins), four of which have an additional single 'daybed'. There are 8 bathrooms (5 bath / 3 shower), four of which are en-suite.

The options are virtually endless, but here are some of the more popular.

The indoor games barn at Berry is a real asset for rainy days – it has basket ball, 5-a-side footie, table tennis, plasma screen and sound system and many toddler toys.

Massage: Just the thing to soothe away stress! The masseurs come to the house for a minimum of 3 hours, for either hour or half hour treatments.

Archery, laser clay, pistol and clay shooting can be arranged in the grounds, ideal if you are short of time or don’t fancy driving further afield.

Cooking skills: let our chefs work with you and have a fun experience producing a meal for yourselves – our Thai course is very popular.

Golf: we can direct you to excellent parkland, championship and links courses all within 5-10 miles of our properties.

Walking: Whether you want a gentle stroll, or a more energetic hike up a hillside, there is something for everyone, (mostly with a pub along the way!) there are maps and guided walks at the houses; we can send you information on these before you come if you wish.

Surfing: we can direct you to great spots or arrange excellent private tuition for your group including all equipment.

Saunton Sands; near Barnstaple, north Devon, is a two mile stretch of lovely, soft, sandy beach. Around the corner is the popular surfing beach Croyde Bay and Woolacombe Sand. Roads around this area can get busy in the peak summer months.

We can enhance your stay with a range of catering from larder supplies and ready to serve meals or provide a fully served dinner for your special occasion.

During your stay we can also arrange activities for your guests to enjoy – riding, shooting, archery, off roading, massage and pampering – to name a few.

We have built our reputation on the meals we provide—it’s an integral part of our business. All the meals are homemade by talented local chefs who come to the house just for the occasion they are booked. We offer you a variety of menus from a simple, hearty, two course, self-service meal, to a more formal, fully served and cleared dinner. All are made from the best available local produce wherever possible.

 

The house is an ideal out of office environment suitable for team builds, training and away days.  Previous clients include: Microsoft, Coco-cola, Morgan Stanley, Bupa, Virgin.

- Security deposit: £750. This is paid prior to arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: All linen and bath towels are included in the rental price.
- Energy costs: Included in the rental price.
- End of stay cleaning: Included. Please leave the property in the state that you found it.
- Arrival time: 4pm onwards.
- Departure time: 10am.
- Pets: Please enquire.
- Smoking: No smoking in the property.
- It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.

We had the most fabulous Christmas – almost the whole family from ages 4 to 78, and the time just flew by. Christmas Eve we dressed for dinner, canapés and champagne by the log fire, then dinner by candlelight around that huge table in the dining room. Christmas Day was a really relaxed affair – presents round the tree, a treasure hunt (ideal house for that) and silly family games. The children of all ages loved the games room and the barn, and the cooks gloried in the huge kitchen. A real old-fashioned Christmas, with lots of photos to aid our memories for years to come.
Things we particularly liked though were: the huge centre work surface in the kitchen, with TWO dishwashers, the courtesy lighting in the skirting upstairs, the boot room (VERY useful), lots of fridge space, and lots of logs for the log fire.
